Buying a home? Before the deal closes and it's finally your property, we cannot stress enough the importance of a final walk-through. The home must be in the same condition, or better, than the date you clenched the deal. Watch for changes in appliances, light fixtures, any damage not previously noted by your inspector or anything that may be missing. We have had a buyer decide against a walk-through only to show up on move day to find about two truck loads of garbage left behind at the home. The Federal Housing Finance Agency (FHA) announced changes in the Maximum Conforming Loan Limits for 2018, and it's good news!  One of the changes (in most of the U.S.) is for the maximum conforming loan limit for one-unit properties will be $453,100, an increase from $424,100 in 2017.   Should investment real estate be a part of your retirement plan?  Here are a few points to consider:  
  • Diversification is important - the more kinds of investment you have, the better. It reduces the risk of losing a big chunk of money at once.
  • Cash Flow - after paying expenses (like mortgage, insurance, taxes, HOA fees, and maintenance) you will get cash flow from rent which could be a good stream of income.
  • Being a landlord can be a lot of work - there can be surprises with maintenance issues, finding quality tenants, etc.  Hiring a management company is an option, but that will eat up more of your rental income.
  • The commitment - you must keep up on the mortgage, taxes, insurance and if the roof leaks, you have to fix it!

The cities of Edmonds, Lynnwood and Mountlake Terrace are working together to make bicycling safer along with increasing connectivity between these communities.  Once complete, Bike2Health will create an approximate 10 mile regional bicycle network that will connect major destinations (colleges, civic theaters, employment centers, the Interurban Trail, etc.) along with transit hubs (the Edmonds Ferry, the Lynnwood and Mountlake Terrace transit centers and Swift bus rapid transit stations).
