Many of our clients want homes within well rated school districts. Even if they don't, we remind them that in the future when they go to sell, future buyers may choose another home over their's if they buy a home that has poor school ratings; it's something to keep in mind regardless of whether or not they have kids in school or any kids at all.

For example, do you want to know how the schools in Lynnwod and Edmonds rate compared to the state averages?  Here are two reliable sources that will help you compare schools - simply enter the name of the school or district in their search field. These results are based on a variety of things such as test scores and other available data including academic growth and college readiness.

The Montlake Bridge, completed in 1925, is the only link between Montlake and the University District.  It was the last-built and easternmost of four double-leaf bascule bridges that carry vehicle and pedestrian traffic across the Lake Washington Ship Canal.  It has been listed on the National Register of Historic Places since 1982, and unlike the three other vehicle bridges crossing the ship canal, the Montlake Bridge is owned and operated by the Washington State Department of Transportation and is part of the short State Route 513 that runs from State Route 520 to Sand Point.  The Montlake Bridge is just one of many historic views in the Montlake neighborhood of Seattle!

With more buyers than sellers it can be tough to stand out in this market.

Here are a few tips to get your offer accepted:

1. Sign up to be notified as soon as listings go live in the area you're looking to buy.  The early bird gets the worm.  You can do that here: Urban Properties

2. Write a thoughtful letter to go along with your offer.  Making your offer a person instead of just a number can go a long way with someone who is emotionally attached to the home they are selling.

3. Put in your offer early.  Many sellers don't wait until the offer review date if they are getting offers early.

4. Who your broker and lender are will make ALL the difference in the world.  Ask us why.
