I'm sure you've heard that King County home prices are on the rise but how much, you say? This chart, courtesy of Seattle Times, shows exactly how high. 

In short, buyers have become more aggressive. Fearing higher interest rates, they are offering high prices with less terms in the face of a record low inventory of homes. For those buyers who come to us saying, "I don't want to get into a bidding war." In this market, that's like saying, "I want to play basketball and not bounce the ball." Good luck with that!

I am happy to hear this news for our buyers who get detained in FICO credit jail - barred from buying because of this issue. This just in from David Haley of Mortgage Today:
Fair Isaac announced it is changing how credit scores are calculated. It will stop including any record of a consumer failing to pay a bill if it has been paid or settled with a collection agency, and adding less weight to unpaid medical bills that are in collection.

Has anyone else noticed that thing called the sun in the sky, recently? I have - and I’m taking it as a sure sign of summer! One of my favorite things to do during the summer is to wander down to a local farmers market, sample the juicy raspberries and find a beautiful flower bouquet for my kitchen table.

If there is one thing Wallingford does not lack, its delicious restaurants owned by locals. One of my favorite little gems is Than Brothers Pho, located on 45th St, near Sunnyside. It’s actually located directly under our real estate office!

Than Brothers Restaurants started in 1996 on Aurora Avenue in North Seattle. They’ve grown to have 14 different locations! As a family business, they pride themselves in “mom’s secret recipe” that makes up the delicious Pho and Cream Puffs.

Their service is excellent. You can count on getting your food very quickly and at a decent price. You get one free cream puff, which is always a plus!  If you're thinking about visiting Pho, they are open from 11:00 am - 9:00 pm

Parks in parking spaces? That’s right. Last year the Seattle Public Space Management Program launched it’s new pilot program, called “Parklets.” They turn on-street parking spots into public spaces aimed at activating streets, creating more vibrant neighborhoods, and supporting economic vitality.

The idea launched in San Francisco and inspired last years Seattle Parklet outside Montana Bar in Capitol Hill.

This year 10 new parklets will be added in the Seattle area, from the one going in front of Tin Umbrella Coffee Roasters in Hillman City to the one that'll go outside Molly Moon's Homemade Ice Cream in Wallingford. What a great way to further build our communities and make our city a little greener!

One rainy day we connected with @SeaEspressoCart and wandered into their cozy coffee shop located in Wallingford, welcomed with a warm smile from the owner, Patty Shanks.

He would not be the first Norwegian attending UW in 1959 for this degree, no doubt, but I would like to think that he, along with a passel of Henriksens in his family living in Wallingford and Ballard, did leave me some type of legacy to continue besides the drinking of coffee and making of lefse. At 97 years old, Grandma Lillian was asking me for coffee on her deathbed so I gave it to her through a straw. Wallingford homes are quite charming! Dominated by many beautiful craftsman style homes built during the first three decades of the 20th century, this is one of the most coveted neighborhoods. This densely urban neighborhood specializes in bungalows, some tudors, and ramblers as well as some amazing contemporary designs.


Condos have seen a boom over the past 10 years or so making Wallingford more affordable for first time buyers. There are also a few townhome developments along the main hub on 45th Street, with the majority closer to Aurora Avenue on the west edge of the neighborhood.
